Approximately 10,116 acre ranch located near Caprock, NM, between Tatum and Roswell in the Southeastern portion of the state. Wide open views for as far as you can see. On a clear day you may even catch the breathtaking views of Sierra Blanca in the distance.

The ranch consists of approximately 800 acres of deeded land, 3,192 state lease, and 6,124 BLM land. This is an approximation as there are some discrepancies between maps. Some documents are showing closer to 10,880 total acres and in fact it is probably somewhere between 9,956 and 10,880. Our current estimate is approximately 10,116 acres although potential buyers should do their own calculations.

There are three homes, two newer homes up on the caprock on deeded land, and one old homestead that will require some work down in the lower country, off the caprock on lease land. There is also an 8-stall horse barn and a large hay barn, as well as a shop with dual roll-up garage doors.

The north and west boundary fences have recently been replaced and there are plans to replace the south boundary fence as well. There are three water wells on the property with 3 drinkers on the upper caprock and 5-6 off the caprock.

Approximately 170 head of cattle are being run on the ranch year round with about half of these having calves. This does make it above the BLM allotment of 85 AU but due to it being smaller 800 lb. cross-bred cattle which are known to do well in the area, this exception has been approved by the BLM. This is also something a potential buyer would want to investigate and verify.

There are several other sources of income for the ranch. The ranch is enrolled in a Conservation Stewardship Program (CSP) which pays $36,000 for each of the next 5 years. PRF Drought Insurance also is expected to pay an approximate 5-year average of $30,000-$32,000 each year. There is also a Wind Energy Contract in place for 2 wind turbines, projected by 2025. The wind turbines are not currently in place and this is only a projection of plans and not guaranteed.

At least two local ranchers have already expressed interest in leasing the property so if you are looking for an investment property without the work and without needing to be local, this could be it. Currently it is owner-operated and could easily continue to be owner-operated by the new owner. The current owner is willing to transfer his business plan to the new owner with the sale of the ranch and to assist in the transition.
